Edora charges a 17% performance-based management fee on gross rental income. Platform fees (typically 15%, charged by Airbnb, Booking.com etc.) are deducted separately and clearly itemised in your monthly statement. Cleaning costs are charged per stay. Interior design and staging is quoted separately if required. There are no monthly retainers or setup fees — we only earn when you earn.
As a full-service company, we manage every aspect of your property. You can be completely hands-off — simply log into your Guesty owner portal to view real-time bookings, earnings, and statements. Many of our owners live abroad and check in just once a week.
Absolutely. We value flexibility. Simply block your desired dates through the Guesty owner portal in advance and we’ll make sure the property is clean and ready for your arrival, at no extra charge.
From signing with us, we typically have properties live and generating bookings within 7–10 days. This includes obtaining your DTCM permit, completing any staging, professional photography, and publishing across all platforms.
We collect a security deposit from every guest prior to check-in. In the event of damage, we manage the claim process directly with the guest and the platform, recovering costs on your behalf. All guests must pass an ID verification process before access is granted.

Chris and Harshith didn’t start Edora Homes as outsiders to the industry. They started it as frustrated property owners who knew exactly what a well-run short-let operation should look like — because they’d spent years wishing they had one.

Both had invested in Dubai real estate and discovered the real opportunity in short-term rentals early. The ROI was clear. The demand was undeniable. But the experience of working with management companies? That was a different story entirely. So they built the company they wished had existed — one founded on transparency, genuine owner partnership, and hospitality standards that actually protect and grow the value of the properties in their care. The Dubai Tourism & Commerce Marketing (DTCM) requires all short-term rental properties to hold a valid Holiday Home Permit. Edora handles the entire process for you — from initial application to annual renewal.

What is a DTCM Holiday Home Permit?

Introduced in 2016, the DTCM Holiday Home Permit is a mandatory licence for any property rented on platforms like Airbnb, Booking.com or directly to guests for periods under 30 days in Dubai.

Operating without one is illegal and can result in fines of up to AED 50,000. All licensed properties must also display the permit number on listings.

Edora is a DTCM-licenced operator. When you list with us, your property operates under our licence from day one while your individual permit is being processed.

Can I rent my property without a DTCM permit?

No. Operating a short-term rental in Dubai without a DTCM permit is illegal and can result in fines of up to AED 50,000 per violation. Platforms like Airbnb are also required to verify permit numbers for Dubai listings.

How long does the DTCM permit take?

Typically 2–4 weeks once all documents are submitted. Edora properties operate under our existing operator licence from day one, so your property can start earning immediately while the individual permit is processed.

Do I need a NOC from my developer?

It depends on your building. Some developers (particularly in freehold communities) require a No-Objection Certificate. Edora checks this as part of the onboarding process and manages the NOC application where needed.

What happens when I want to stop short-letting?
